MAJOR HIGHWAY JUNCTIONS AND DISTANCES
Westport is attracting interest from investors and developers alike because it is strategically located within the industrial market that it serves. It lies outside of the immediate port congestion, yet benefits from the efficient transportation corridor (US-58 and I-664/I-64/I-264) connecting it to the Norfolk port terminal complex. From its Suffolk location, traveling west and north, it also is closely linked to I-95 that provides interstate access along the eastern Seaboard region and south to Miami.
The Westport site is the best available tract on the market for industrial development. There remains a scarcity of land with acceptable soils closer to the port complex. McDonald also was attracted to this site because of its manageable size (247 acres) and its dimensions that provide an efficient layout for multiple buildings. The industrial component can be developed with multi-tenant buildings ranging between 125,000 square feet and 1 million square feet. Such flexibility is important given recent nearby build-to-suit activity from shippers such as Target and Ace Hardware. |
